Investment property financing
Real Estate Development Financing
Prepare a ground-up construction financing file with plans, permits, a detailed budget, draw schedule and a realistic sale or refinance exit.
Start with the property plan
Development underwriting begins with site control, plans, zoning, permits, contractor capacity and a line-item budget. Include hard costs, soft costs, contingency and the planned construction schedule; explain what remains before work can begin.
Construction and commercial parameters
Curlee’s published construction and commercial program offers loan amounts from $250,000 to $5,000,000, up to 85% loan-to-cost and 12–36 month terms, subject to underwriting. Pricing and final leverage are file-specific; call for current terms.
Control execution and exit risk
Review draw conditions, inspection requirements, reserves, guarantees and extension terms before signing. Explain your sale, lease-up or refinance plan. Larger requests are reviewed case by case with capital partners, not automatically approved.
